Molto team

Todd Naccarato, Founder and Managing Principal of Molto Properties, founded the privately held company in 2008 in Oakbrook Terrace, Illinois. He serves on Molto Properties’ Investment Committee. Prior to the inception of Molto, Todd spent twenty years as a Senior Vice President of Wilton Industries, a leading consumer products company that manufactures, markets, and distributes products to major domestic retailers and customers across the world. His diverse experience includes the acquisition, development, and operation of commercial real estate during various economic cycles, giving him a unique perspective on the industry. Todd received his bachelor’s degree in business administration from St. Norbert’s College. He is a licensed real estate broker in the state of Illinois, and a member of the Chicago chapters of NAIOP and ULI.

Michael Powers, Senior Principal and Chief Investment Officer, directs the overall investment and disposition strategy of Molto Properties and serves on Molto Properties’ Investment Committee. Prior to assuming the CIO role in 2016, Michael was a Vice President, responsible for Molto’s development and acquisition activities in the Chicago market. During his career, Michael has invested and sold over $1B in existing buildings or ground-up development. Michael joined the company in 2014, bringing with him seventeen years of industrial real estate experience. He previously held the role of Vice President at Zilber Property Group. Prior to that role, he spent ten years at First Industrial Realty Trust. Michael received his bachelor’s degree in economics from the University of Wisconsin- Madison. He is actively involved in the Chicago chapter of NAIOP, serving in several roles on the board, including President in 2019.

Kevin Mohoney, Vice President, is responsible for sourcing and executing new development and investment opportunities for Molto Properties. With a primary focus on the Central Region of the U.S., Kevin oversees Molto’s growing development platform across key logistics markets including Chicago, Indianapolis, Cincinnati, Columbus, Louisville and Nashville. Kevin currently manages an active development pipeline of over 2.3 million square feet of speculative industrial projects under construction or in lease-up. Prior to joining Molto in 2020, Kevin spent five years at Transwestern Development Company where he was responsible for sourcing and executing development opportunities in the Chicago market. Over his real estate career, Kevin has been actively involved in the successful development of over 7 million square feet of industrial projects. Prior to real estate, Kevin spent seven years working in finance for various global investment companies. He is a graduate of the University Wisconsin-Milwaukee and received an MBA with a concentration in Real Estate from the University of Wisconsin-Madison. Kevin is actively involved with NAIOP as a National Forum Member.

Ryan Lovell, Vice President of Molto Properties, is based in our Houston office and in charge of sourcing and executing new development and investment opportunities in the South Region of the United States. Prior to joining Molto in 2021, Ryan spent thirteen years as Vice President at National Property Holdings specializing in leasing, construction, and disposition of large-scale, master planned industrial parks and rail terminals along the Gulf Coast Region. There he successfully amassed over 3,500 acres of land, and developed and managed a diverse portfolio in excess of 8 million square feet of commercial and industrial building types. With a bachelor of science degree in civil engineering from Bucknell University, Ryan was a practicing Licensed Professional Engineer in the State of Texas prior to his move into real estate in 2008. He is actively involved in the Houston chapter of NAIOP and ACRP.

Anthony Cincinelli, Vice President of Construction and Development at Molto Properties, directs all aspects of asset development, from acquisition to substantial completion. Anthony has successfully delivered over 7.5 million square feet of industrial development during his career, meeting the highest industry standards. He joined the company in 2014, bringing with him fifteen years of project management and construction experience. Anthony was involved on a wide range of construction projects, including industrial warehouse and distribution, manufacturing, corporate headquarters, mid-rise office, higher education, medical office, multi-family residential, and LEED-certified projects. Anthony holds a bachelor’s degree in civil engineering from the University of Illinois Champaign-Urbana. He is a NAIOP member.

Ryan Gallagher, Director of Construction and Development, is based in our Oakbrook, Illinois office. He works closely with the Vice President of Construction and Development and is responsible for all the aspects of asset development projects located in the Midwest markets. Ryan joined the company in 2022 and brings over fifteen years of general contracting and real estate development experience, with projects spread throughout the Midwest and East Coast. His past projects were in many different sectors, including education, civil, infrastructure, retail, storage, mixed use, and warehousing. Prior to joining the company, Ryan worked with Amazon as a Senior Construction Manager. Ryan holds a bachelor of science degree from Illinois State University.

Ross Owen, Director of Construction and Development, is based in our Houston, Texas, office. He works closely with the Vice President of Construction and Development and is responsible for all the aspects of asset development projects located in the Texas markets. Ross joined Molto in 2022 and has over six years of experience in the land and infrastructure development and pipeline construction industries. Ross is a magna cum laude graduate of Texas A&M University, with a bachelor of science degree in construction science and a minor in business.

Nathan Mead, Director of Operations, is responsible for all asset management, capital improvements, and tenant improvements for Molto Properties’ national portfolio. Nathan joined the company in 2019, bringing fifteen years of real estate management experience, and he has overseen over 30 million square feet of real estate throughout the United States. Nathan received his bachelor’s and master’s degrees from Moody in Chicago and is a licensed real estate broker in Illinois.

Andrew Karabon, Development Manager, is involved in all aspects of the development process, from the pursuit of new development opportunities through disposition. He is responsible for evaluating project feasibility, managing project due diligence, taking projects through entitlements, and coordinating with construction management. He also assists in leasing and disposition of assets. Since joining Molto, Andrew has been involved in the development of 5.1 million square feet of industrial projects valued in excess of $500 million across various Midwest markets, California, and Texas. He earned his bachelor of business administration degree from the University of Wisconsin-Madison, where he triple majored in finance, real estate, and risk management. Andrew is a NAIOP Developing Leader and a member of AIRE.

Joe Grozier, Investment Analyst, is responsible for underwriting, market research, and due diligence on developments and acquisitions the company pursues throughout the United States. Prior to joining Molto in 2021, Joe was a Valuations Senior Associate with KPMG US. as a Valuations Senior Associate. In this capacity, Joe performed asset/portfolio valuations and purchase price allocations for large institutional investors and Fortune 500 companies. He also provided real estate advisory work ,with a large focus on economic stimulation for government entities and universities. Joe earned his bachelor of business administration degree from the Kelley School of Business at Indiana University, where he majored in finance and real estate.
