Molto team

Todd Naccarato, Founder and Managing Principal of Molto Properties, founded the privately held company in 2008 in Oakbrook Terrace, Illinois. He serves on Molto Properties’ Investment Committee. Prior to the inception of Molto, Todd spent twenty years as a Senior Vice President of Wilton Industries, a leading consumer products company that manufactures, markets, and distributes products to major domestic retailers and customers across the world. His diverse experience includes the acquisition, development, and operation of commercial real estate during various economic cycles, giving him a unique perspective on the industry. Todd received his bachelor’s degree in business administration from St. Norbert’s College. He is a licensed real estate broker in the state of Illinois, and a member of the Chicago chapters of NAIOP and ULI.

Michael Powers, Senior Principal and Chief Investment Officer, directs the overall investment and disposition strategy of Molto Properties and serves on Molto Properties’ Investment Committee. Prior to assuming the CIO role in 2016, Michael was a Vice President, responsible for Molto’s development and acquisition activities in the Chicago market. During his career, Michael has invested and sold over $1B in existing buildings or ground-up development. Michael joined the company in 2014, bringing with him seventeen years of industrial real estate experience. He previously held the role of Vice President at Zilber Property Group. Prior to that role, he spent ten years at First Industrial Realty Trust. Michael received his bachelor’s degree in economics from the University of Wisconsin- Madison. He is actively involved in the Chicago chapter of NAIOP, serving in several roles on the board, including President in 2019.

John Montaquila, Chief Financial Officer, leads all financial functions for Molto Properties.  Before joining the company in 2023, John was the Chief Financial Officer at the Signorelli Company and McWhinney LP, two REOCs active in commercial, residential, hospitality, and land development. John has executed more than $20B in equity and debt financings and investments during his career.  Previously John lead US Real Estate at Arcapita Investment Management and was a founding partner at M3 Capital Partners.  John received an MBA from the Kellogg School of Management at Northwestern University and a Bachelor of Science in Economics from the Wharton School at the University of Pennsylvania.  John is a member of ULI.

Joe Hasson serves as General Counsel for Molto Properties.  He oversees all legal services provided for Molto Properties, including services related to real estate acquisitions and dispositions, financings, construction and leasing activities and joint venture and fund structuring.  He also focuses his efforts on risk management and strategic planning initiatives.

Joe joined Molto Properties in 2014 as General Counsel.  Previously, Joe was a partner at Nixon Peabody (formerly Ungaretti & Harris) where he practiced corporate law for over 20 years. Prior to that, Joe was an associate at Chapman and Cutler and Keck Mahin and Cate.

Joe received his JD from the University of Illinois College of Law and his BA from Duke University.

Anthony Cincinelli, Executive Vice President of Construction and Development at Molto Properties, directs all aspects of asset development, from acquisition to substantial completion. Anthony has successfully delivered over 7.5 million square feet of industrial development during his career, meeting the highest industry standards. He joined the company in 2014, bringing with him fifteen years of project management and construction experience. Anthony was involved in a wide range of construction projects, including industrial warehouse and distribution, manufacturing, corporate headquarters, mid-rise office, higher education, medical office, multi-family residential, and LEED-certified projects. Anthony holds a bachelor’s degree in civil engineering from the University of Illinois Champaign-Urbana. He is a NAIOP member.

Kevin Mohoney, Vice President, is responsible for sourcing and executing new development and investment opportunities for Molto Properties. With a primary focus on the Central Region of the U.S., Kevin oversees Molto’s growing development platform across key logistics markets including Chicago, Indianapolis, Cincinnati, Columbus, Louisville and Nashville. Kevin currently manages an active development pipeline of over 2.3 million square feet of speculative industrial projects under construction or in lease-up. Prior to joining Molto in 2020, Kevin spent five years at Transwestern Development Company where he was responsible for sourcing and executing development opportunities in the Chicago market. Over his real estate career, Kevin has been actively involved in the successful development of over 7 million square feet of industrial projects. Prior to real estate, Kevin spent seven years working in finance for various global investment companies. He is a graduate of the University Wisconsin-Milwaukee and received an MBA with a concentration in Real Estate from the University of Wisconsin-Madison. Kevin is actively involved with NAIOP as a National Forum Member.

Ryan Lovell, Vice President of Molto Properties, is based in our Houston office and in charge of sourcing and executing new development and investment opportunities in the South Region of the United States. Prior to joining Molto in 2021, Ryan spent thirteen years as Vice President at National Property Holdings specializing in leasing, construction, and disposition of large-scale, master planned industrial parks and rail terminals along the Gulf Coast Region. There he successfully amassed over 3,500 acres of land, and developed and managed a diverse portfolio in excess of 8 million square feet of commercial and industrial building types. With a bachelor of science degree in civil engineering from Bucknell University, Ryan was a practicing Licensed Professional Engineer in the State of Texas prior to his move into real estate in 2008. He is actively involved in the Houston chapter of NAIOP and ACRP.

Jason Crider, SVP, Accounting and Finance, is responsible for financial reporting and analysis, risk management, financing, and tax for Molto Properties. Before joining the company in 2017, Jason was the VP, Controller at Wilton Brands.  Jason started his career in public accounting.  Jason received a MS in Taxation from DePaul University and a BS in Accountancy from the University of Illinois at Urbana-Champaign.  Jason is a Certified Public Accountant.

Sebastian Grisoni, Vice President, is responsible for building and leading the Asset and Portfolio Management platform for Molto Properties. Before joining the company in 2023, Sebastian served as Senior Vice President and Head of Asset Management for Crayton Advisors. Sebastian has more than twenty-three years of real estate industry experience in asset management, portfolio management, acquisitions, and dispositions. Prior to joining Crayton, Sebastian served as Vice President for Stockbridge Capital Group where he was responsible for the direct oversight and asset management of a $1 billion portfolio across multiple property types in various markets in the Central and Southern United States. Formerly, he served as a Portfolio Manager with Kimco Realty Corporation where he was responsible for oversight and management of its $1 billion Structured Investments portfolio across all property types nationwide. Sebastian previously held positions with Covington Realty Partners, Equity Office Properties Trust, and LaSalle Investment Management. He received his B.A. in Economics from the University of Michigan. Sebastian is a member of the Chicago chapters of NAIOP and ULI.

Ryan Gallagher, Director of Construction and Development, is based in our Oakbrook, Illinois office. He works closely with the Vice President of Construction and Development and is responsible for all the aspects of asset development projects located in the Midwest markets. Ryan joined the company in 2022 and brings over fifteen years of general contracting and real estate development experience, with projects spread throughout the Midwest and East Coast. His past projects were in many different sectors, including education, civil, infrastructure, retail, storage, mixed use, and warehousing. Prior to joining the company, Ryan worked with Amazon as a Senior Construction Manager. Ryan holds a bachelor of science degree from Illinois State University.

Ross Owen, Director of Construction and Development, is based in our Houston, Texas, office. He works closely with the Vice President of Construction and Development and is responsible for all the aspects of asset development projects located in the Texas markets. Ross joined Molto in 2022 and has over six years of experience in the land and infrastructure development and pipeline construction industries. Ross is a magna cum laude graduate of Texas A&M University, with a bachelor of science degree in construction science and a minor in business.

Nathan Mead, Director of Operations, is responsible for all asset management, capital improvements, and tenant improvements for Molto Properties’ national portfolio. Nathan joined the company in 2019, bringing fifteen years of real estate management experience, and he has overseen over 30 million square feet of real estate throughout the United States. Nathan received his bachelor’s and master’s degrees from Moody in Chicago and is a licensed real estate broker in Illinois.

Andrew Karabon, Development Manager, is involved in all aspects of the development process, from the pursuit of new development opportunities through disposition. He is responsible for evaluating project feasibility, managing project due diligence, taking projects through entitlements, and coordinating with construction management. He also assists in leasing and disposition of assets. Since joining Molto, Andrew has been involved in the development of 5.1 million square feet of industrial projects valued in excess of $500 million across various Midwest markets, California, and Texas. He earned his bachelor of business administration degree from the University of Wisconsin-Madison, where he triple majored in finance, real estate, and risk management. Andrew is a NAIOP Developing Leader and a member of AIRE.

Brandon Edmonds, Development Manager, is charged with pursuing and evaluating new development opportunities, supporting due diligence, entitlements, financing, leasing, and disposition efforts across Texas and the southern United States.  He joined Molto in 2023, bringing four years of experience with a blended background in agency leasing and development. Brandon earned his bachelor of business administration degree from Baylor University, where he double majored in finance and entrepreneurship/corporate innovation. He also attended Texas A&M University where he earned his Masters of Real Estate. Brandon is actively involved in Houston’s NAIOP and ACRP industry associations.

Baron Carvel, Real Estate Analyst, is responsible for underwriting, market research, and due diligence on developments and acquisitions the company pursues throughout the United States. Baron earned a Bachelor of Science from the University of Southern California, where he majored in Real Estate Development and minored in Business Administration.

Conor North, Real Estate Analyst, is responsible for underwriting, market research, and due diligence on developments and acquisitions the company pursues across the United States. Before joining Molto in 2023, Conor was an analyst with Buildout, Inc. and Inland Green Capital LLC. He was responsible for financial modeling, underwriting transactions, valuing assets, and supporting investment decisions. Conor earned his Bachelor of Science degree from the Kelley School of Business at Indiana University, where he majored in finance and real estate.

Daniel Janczur, Senior Financial Analyst, is responsible for coordinating the reporting, budgeting, forecasting and business planning functions. Prior to joining Molto in 2023, Daniel was an analyst at InvenTrust Properties, where he implemented the use of key industry software including Argus Enterprise and developed a standardized quarterly reporting package. Daniel earned his Bachelor of Finance from the Driehaus College of Business at DePaul University in Chicago, IL.

Jessica Lewandowski, Senior Accountant, is responsible for construction draws, analysis and interpretation of financial information, assisting with external audits, supporting month-end and year-end close, preparing the forecasting and budget packages, as well as assisting the Controller with the valuation of the Fund properties throughout different stages of completion at Molto Properties. Jessica received an MBA from Northern Illinois University and a Bachelor of Science in Accounting from Benedictine University.

David Tobin, Property Accountant, is responsible for preparing and reporting on Molto Properties’ legacy assets, handling daily banking activity and accounts payable. Before joining the Molto team in 2023, David completed an Accounts Payable Co-Op with Extell Financial Services. He earned his Bachelor of Business Administration degree from the University of Louisville, where he majored in Finance and minored in Computer Information System.
