Molto Breaks Ground On Newly Acquired Site In SE Houston

Molto Properties is pleased to announced that it has acquired 49 acres at 739 Independence Parkway in Deer Park, Texas. Phase I will consist of two speculative industrial buildings totaling 609,510 square feet which are planned to be built on 37 acres. A 12-acre Phase II parcel will be held for future development, design/build or BTS opportunities. 

Phase I of the project, known as Monument Business Park (“MBP”), broke ground in September  and will deliver a 415,000 SF cross-dock and a 195,000 SF front load building in the 3rd quarter of 2020. Each facility is designed to accommodate single or multiple tenants with best-in-class features including ample trailer parking, 32’ – 36’ clear heights, efficient circulation drives, ESFR sprinkler systems and maximum loading doors.

Located in the heart of Houston’s Port and Petrochemical complex, MBP offers unparalleled access and proximity to transportation arteries, including State Highway 225 (the Pasadena Freeway), the Houston ship channel as well as the Port of Houston, which ranks among the business busiest bulk and container ports in the US. Additionally, built-to-suit options could directly access PTRA railway.

David Munson of Boyd Commercial represented the seller of the land and will lead the leasing/selling efforts for Monument Business Park.
